Development is symbiotic. The landowner, the investors, the project team, the future tenants, and the community around the site each depend on the others for a project to succeed. As sponsor, I bring them together: the tract, the capital, and the team. I manage the project from the first idea to the day the doors open. I hire contractors; I don’t compete with them.
From Vision to Completion
What a Development Sponsor Does
- Assembles the trac: one parcel, or several brought together when a project needs more land
- Shapes the concept: the highest and best use of the site, for the owner and for the community around it.
- Brings the capital together: the financing a project needs to move from vision to construction.
- Builds the team: architects, engineers, attorneys, and contractors, each chosen for the project.
- Manages the project: from the first conversation to the day the doors open.
Where I Work
My focus is Texas’s older urban corridors, starting in Houston: the industrial and vacant land along them, the older retail and independent buildings that were built
in the same years as the plants and rail lines around them, and urban sites ready for development.
Learning from Planet Earth
Cities across Planet Earth have turned old rail yards and factory land into parks, homes, and workplaces. I bring those lessons home to Texas: more green space, healthier places, and older buildings given a new life.
Starting with the People
I start with the people who will use a place. First I find the business owners who will occupy the spaces. Then I shape the vision around them. Then the capital follows. A project built this way has its future tenants and owners in mind from the first sketch.
The Vision in Pictures
Each image begins with my own photograph of a real site. The renderings that follow show what that place could become.
