Brokerage
Brokerage of land and commercial property in Texas’s five largest urban counties, for owners, buyers, and both together.

A Win-Win for Every Side of the Table

What Urban Land Texas Does

I represent landowners in the sale or ground lease of their property. I represent buyers, investors, and developers who retain me to find the right land for them. I assemble land when a project needs more than one parcel. I serve as an intermediary between buyer and seller when both sides give their written consent. My focus is industrial and vacant land along Houston’s older corridors, and urban sites ready for development. That includes the older storefronts and independent buildings that were built in the same years as the plants and rail lines around them.

30 Years of Texas Experience

Licensed since 1996 and a broker since 2012, I have experience in land acquisition and disposition for organizations and large private landowners, and in land assemblage for developers.

Trained in Mediation

I hold a Mediation Certificate from the University of St. Thomas and studied under a professor of Global Conflicts. That training gives me the balance that an intermediary needs.

Focused on the

Win-Win,

Not the Transaction

I work toward a result that serves the buyer, the seller, and the community around the property.

People Skills

I listen first. Owners and buyers deal directly with me from the first conversation through completion. My BA in Communication from the University of St. Thomas, Houston, prepared me for this work, especially when bringing multiple owners together. In Dr. Robin Williamson’s course, “Communicating in Groups,” I truly learned how much listening matters when many voices need to reach one agreement.

Not About a Sign

I don’t pursue properties to plant my name on a sign. I pursue the right projects, and my fieldwork is done before I ever reach out to an owner.

What Sets Urban Land Texas Apart

A Clear Role in Every Transaction

I represent one side, or with the written consent of both parties, I act as an intermediary. Either way, everyone knows my role from the start. I have practiced this for 30 years. It keeps a broker’s duty clear and honest.

Intermediary Services

This is what sets me apart most. As an intermediary, I treat both sides fairly and impartially. I make sure each side brings its own real estate attorney, and I work in partnership with each principal's legal team.
