Watercolor painting of a city skyline with many tall buildings rising above a dense green canopy of trees.
Every client works directly with me, from the first conversation to the final closing. I founded Urban Land Texas, a privately owned Houston company, and I bring more than 30 years of Texas real estate experience to land advisory, brokerage, construction, and development.

Work Directly with Dorit

My Background

I have been licensed since 1996 and a broker since 2012. My experience includes land acquisition and disposition for organizations and large private landowners, and land assemblage for developers.
I studied global conflict in my master’s program in International Studies and hold a Mediation Certificate from the University of St. Thomas. These trainings have shaped how I serve as an intermediary.
I think Sir George Westcott can tell a very strong five-part Urban Land Texas story. Rather than five decorative poses, each pose represents a stage in how ULT approaches land, advisory work, and the development of ideas.

1. The Observer — See What Is ThereBefore proposing anything, Urban Land Texas observes: the site, the surrounding streets and buildings, how people and traffic move, the history, the ownership patterns, and the character of the place.
Observation comes before recommendation.

Sir George Westcott — The Five-Pose Story

2. The Investigator — Find What Others MissedThis is your fieldwork posture. Sir George is no longer simply looking; he is investigating. For ULT, this represents walking sights and corridors, researching records, identifying overlooked parcels and remnants, and asking what others may have missed.
Intelligence begins with looking closely.
3. The Thinker — Understand the PossibilitiesInformation becomes analysis. What could this property become? What is realistic? What constraints matter? Where is the opportunity? Patience creates room for understanding.
4. The Teacher — Communicate the VisionThis is where Urban Land Texas becomes a developer of ideas: translating observation and analysis into a concept that an owner, investor, architect, developer, or community can understand.
This takes the form of conceptual studies, redevelopment ideas, site strategies, sketches, architectural visions, and presentations. An idea becomes valuable when it can be clearly understood.
5. The Convener — Bring the Idea ForwardSir George has observed, investigated, considered, and communicated. Now the idea is ready for conversation, collaboration, acquisition, brokerage, construction, or development.
Urban Land Texas does not have to build every idea itself. Sometimes its role is to recognize the possibility and bring the right people together around it. Presence in the landscape opens the way to what comes next. Presence in the landscape becomes possibility for what comes next.
And there is a beautiful connection to my established five-word philosophy: Observation → The Observer Intelligence → The Seeker Patience → The Thinker Precision → The Teacher Presence in the Landscape → The Invitation That gives Sir George a purpose beyond being the ULT emblem. His changing posture actually tells the story of how Urban Land Texas thinks.
